Tenants’ needs change over time, jobs, family members and location wants. Estate & Lettings Agents are, without a shadow of a doubt, matchmakers after all. And just as people fall in love with the right person, so tenants also need to fall in love with the right rental property if a ‘relationship’ in the form of a Tenancy Agreement is to proceed. So be ready for Cupid’s rental property matchmaking. Draw back your bow, and let your Letting Agent take aim at the rental property that’s just right for you! Just as a good matchmaker will not put people on a database and expect them to enter into a long term loving relationship, so our job is far more than a simple broking service. That’s why we go to great lengths to understand our landlords’ and buyers’ needs, preferences, hopes, desires and aspirations in respect of their future home. Only through this understanding can we guide both parties to make the right choice. Property Match Our matchmaking brief is sometimes quite difficult to achieve. Finding an ‘Ariane Grande’ or ‘Justin Bieber’ for a tenant can be quite a challenge. In property terms, ambitious! Tenants have up to ten factors on their wish list that they seek to fulfil. However, in our experience there is usually an element of compromise on around four of these. Interestingly, location is often and foremost at the top of the league on the list of ‘home’ preferences. Would it surprise you to know that seemingly love-struck buyers often compromise this factor first! Many tenants rent slightly out of their preferred area in order to secure a home that fulfils more of their other desirables. Speaking of desirables during this Valentine season, whilst we don’t recommend that you necessarily fall in love with your Letting Agent, it is important that you choose one you actually like and trust. Are they professionally attractive? Do they listen to you, do they understand you, are they transparent? Do they call you, are they honest with you, and do they respect you? So often relationships with Letting Agents can fail for the same reasons as any other relationship.
