We will advise you when appointments are made and make available the option to hold open days for specific properties.

Negotiating your property sale

We liaise with both parties until a successful outcome is reached and do our best to achieve the best price possible for you.

We will be there to answer any questions, and advise on how things are progressing. However, we would never tell you whether to accept an offer or not, but will be there to support and inform you to make the best choice.

Progressing your Sale

Once you have sold your property ‘Subject to Contract’ we will handle the liaison between buyer, seller, solicitors, lenders and any other parties involved.  This is generally termed’sales progression management’ and is a very important part of the transaction and where many sales fall down.

We will give you regular updates and are always at the end of the phone, willing a successful end to your property deal.

Exchange of Contracts on your Property Sale

This is always an exciting (and often stressful) time during the sale of your home particularly trying to get all parties in a chain to agree on an Exchange and Completion date. The contract your exchange will stipulate an agreed completion date. Our Sales team is on hand to remind you of all the tasks you need to do as the time between Exchange and Completion can be very short, sometimes less than a week!  Sometimes Exchange and Completion take place simultaneously especially in cases where a chain misses its proposed exchange date and attempts are made to stick to the original Completion date.  A completion usually happens within two weeks of exchange.

There are so many aspects to take care of so plan ahead to book removal companies, prepare ‘Change of Address’ notices and make arrangements for any pets whilst you move.

Legal Completion

Completion takes place on ‘Completion Day’, a normal weekday, when monies are transferred from your purchaser and likewise through the chain if there is one – until then, the keys will not be released.  Standard practice for Completion to happen is 7 to 28 days after exchanging contracts. Callaways Estate Agents love seeing new owners call into our branch office to collect their keys, or you can arrange to pick them up from the vendors.

In the euphoria of Completion, you should be aware that occasionally things can go wrong:

a) such as when the money being passed from your mortgage provider (if you’re using one) to your solicitors, then to the buyer’s solicitors, hasn’t gone through by 3pm, you’ll have to wait until the next working day

b) if you are involved in a chain of buyers and sellers, and any of these falls through, the whole process can come grinding to an almighty halt.

c) Remember to take all of the buying costs into account eg stamp duty and VAT on agents’ fees to your solicitor, otherwise you won’t be able to complete.

d) Check your Solicitors or your conveyancers are fully prepared and a phone call to them so you understand when the transfer is taking place followed by another call mid-morning would be wise so you know exactly where things stand.

e) Recent scams have transferred funds to fraudulent accounts – remember your Solicitor will not change their Client Account on Completion day.

f) If you fail to come up with the money for completion, you face a penalty.  If you have failed to pay because your buyers also failed to come up with the money, they will pay a penalty to you.
