Highlight your kerb appeal

The warm (dare we say ‘hot’ without jinxing it?) weather of late has sent many of us outside, taking advantage of our outdoor space, hosting early barbecues ahead of summer and generally boosting our vitamin D levels.

It’s no surprise then that outdoor space is highly sought after by buyers. Presenting it correctly can boost your chances of a sale – whether you have a postage-sized courtyard or a sprawling garden. At the front of your house, meanwhile, your exterior sets a buyer’s first impression so maximising your kerb appeal is important.

Smarten up the front door

Is your front door looking dirty and tired? A quick clean, a lick of paint and a polish of fittings such as door knockers and letterboxes will revamp the entrance to your home.  This starts the viewing off on a positive footing. If you have a porch area ensure it’s not cluttered with abandoned shoes or mud-encrusted wellies from winter.

Clear and clean pathways and patios

If you haven’t already spring-cleaned pathways and patios, then now’s the time to take action. A jet-wash is immensely satisfying and will make light work of any collected grime. Make sure to pull out or treat any weeds that have sprung up and replace any broken areas of patio or pathways.

Have clear boundaries

Buyers will want to be able to see clear boundaries – but a rotting, half-standing fence will negatively impact how they view your property. It could suggest that the rest of the house is poorly maintained too. Repair or replace broken fencing and freshen it up with a coat of paint or a good clean if required. Make sure hedges marking your boundaries are neatly trimmed, rather than out of control and intrusive.

Add colour with potted plants

If the front and rear of your property is looking a little barren then invest in a few plants.  Cheap bedding plants will bring a burst of colour; longer-lasting potted plants can move with you to your next property. Your local garden centre will have plenty of advice on how to create a WOW factor.

Clean the windows

It’s easy to overlook something as simple as cleaning your windows.  Potential buyers will no doubt quickly spot smeared and dirty glass panes! A good clean, not forgetting the windowsills and frames, will also let the gorgeous spring light into your property. If you don’t have double glazing you may want to consider investing before your sale since this will likely be a must-have feature for buyers wanting security and energy efficiency.

Hide the bins

Waste and recycling bins are a necessity but that doesn’t mean that potential buyers want to see – or worse – smell them. Clear away any rubbish and recycling so it’s out of sight or take a trip to your local recycling centre to empty them ahead of viewings. You may also want to invest in bin store to disguise the fact they are there at all.

Be creative with your space

Stage your garden for your target buyers, showing exactly how it can be used. If you have space out front but parking is hard to find then you may want to consider sacrificing some of the footprint to add off-street car-parking. It could be appreciated by buyers and add value to your property.
