1 Identification – we collect required Identity documentation for Money Laundering purposes
2 Agency Agreement – when you sign our Agency Agreement, our home-selling services commence
3  Selling Price – we agree with you the marketing and selling price to achieve 'SOLD' within your preferred time-scale
Picture Perfect Photography – we arrange internal and external photography by our in-house or professional photographer to attract buyers
5 Home Staging - you and we both want to show off your property to perfection!
6 Full Floor Plans - we draw up a FREE floor plan of your home (buyers love to see the layout of your property)
7 Home-Saleability - we prepare our report to help your sale
EPC (Energy Performance Certificate) – we check you have a valid certificate and/or arrange a new one with you to ensure you meet legislation
9 Leasehold Property – we collate service charges, and management information in preparation for marketing
10 Digital advertising – prepared in accordance with our agreed Marketing Plan
11 Print Advertising – prepared in accordance with our agreed Marketing Plan
12 Sales Particulars – these are firstly presented to you in DRAFT for your approval of the content and photographs.  We require you to sign off as correct before we commence marketing
13 Keys – we need a set of your home keys to be above to conduct viewings if you allow us to do this when you are absent from the property. 
14 PR – we prepare in accordance with our agreed Marketing Plan
15 ‘For Sale’ board - will be erected at your property, subject to consents
16 Social Media - We promote your property on social media, targeting interested buyers
17 Familiarisation - Our Sales Team pay a familiarisation visit to your property 
18 Hot Box - We cross-match potential buyers to view your home
19 Property Portals - We present your property on Property Portals, including Rightmove, Zoopla and Callaways; results are analysed and we give feedback to you
20 Event/Open Days – we agree and arrange events to maximise viewings and offers
21 Viewings - We notify you of all viewings which are accompanied by a member of our Sales Team
22 Feedback - We give you feedback of the viewings
23 Offers - We provide initial verbal offers with written confirmation of offers from potential buyers
24 Negotiation of Sale – we liaise between parties to agree on contents included in the sale ie carpets and curtains, garden plants
25 Offers Accepted - Offer accepted, and we thoroughly check the buyer’s position
26 Subject to Contract - We put the sale in the hands of your chosen solicitor
27 Memorandum of Sale to your Solicitor
28 Sales Progression Management – regular reviews of progress are made to ensure the sale coincides with your moving time-scale 
29 Regular Feedback - We update you on a regular basis on the progress of your sale
30 Chain checking – we liaise with Estate Agents in the chain of purchasing to check all is proceeding to plan (we occasionally have to deliver bad news if there are problems within the chain – sorry!)
31 Buyer’s Mortgage Broker – we contact, liaise and ensure all is proceeding as it should
32 Legal Documentation - We can help with legal documentation
33 Exchange Day – we provide our commission/fee invoice to your Solicitor; we liaise with all `parties to ensure they have noted the Completion Date in their diaries
34 Buyer/Seller – general assistance with documentation
35 Moving Day - We can recommend all the experts you need eg removal company
36  Completion Day - keys are only released when the full amount is lodged with your Solicitor
