Dealing with repairs and maintenance issues in Arundel and Worthing properties raised by tenants forms a large part of my role as Property Manager, and the same for James Duffy, Branch Manager in Hove.
Property visits at regular intervals are important to determine whether there are any problems eg condensation leading to damp (particularly at this time of the year), dripping taps (frozen pipes!), that smoke alarms and carbon monoxide detectors are working (wood burning stoves, boilers) and that window blinds are compliant.
We also look for any breaches of the tenancy, ie evidence of pets brought into the property, without authority, smoking or subletting. Damages to fixtures and fittings, maintenance or redecoration needs are noted, and are then determined as to under whose responsibility they fall, Landlord or Tenant.
I always prefer the Tenants to be present at these visits, because it gives an opportunity to talk to them about any issues which they may not have considered a potential problem, and also to allay their fears. Tidiness is not generally taken into account, (and we have seen some very untidy properties) - unless clothes strewn around the floor are masking damage to carpets or floorboards. Our visits are to check on potential problems, and that the fabric of the building is being maintained on behalf of our Landlords.
