Landlords must, as part of the residential lettings process, ensure that their rented property EPC has a MINIMUM  Energy Performance Rating and Certificate (EPC).  The minimum performance rating is E.  The information and certificate must be available to all prospective Tenants.

An EPC is a certificate issued by an authorised Domestic Energy Assessor, and is valid for ten years.

The certificate carries two graphs.  One highlights the energy efficiency and the second one the environmental impact of the building in question. These are very similar to the graphs found on a new fridge or car.  These graphs are designed to raise awareness mainly of the environmental issues associated with your property.  This is done in an effort to help us all become more environmentally responsible.  The ratings scale from A-G, where A is the most efficient and G the least efficient.

The certificate also contains recommended ways of improving the property’s energy performance.  We recommend that Landlords take advantage of the various grants available to them to improve the energy efficiency of their properties.

The main implications of not having an EPC rated “E” or above go beyond any potential cost saving as a result of efficiency improvements.  Civil penalties of up to £5,000 for failure of having such a certificate are payable.
